Is a vapor barrier enough?
Short answer, no. A vapor barrier on the ground is not enough to control the massive amount of humidity present in our southern climate. Every crawlspace should be fully encapsulated with a de-humidifier installed to manage humidity levels.
Should I open my foundation vents?
Also, short answer is no. Foundation vents are in place to manage soil gasses under the home for the most part. Open foundation vents actually let humidity inside of your crawlspace which makes things worse.
What humidity level is too high?
For a crawlspace or basement, we like to see humidity levels between 45-55% relative humidity. Target levels are 50% when a dehumidifier is installed. Above 60% would be an action level in your crawlspace or basement.
Aren't all encapsulations the same?
Absolutely not! We have seen horrible situations where customers have been charged $10,000+ for hardware store plastic to be laid out and THATS IT. This is not an encapsulation!
